Summer 2024

Historical Summer 2024 article. Dates, prices, services and contacts describe the source period; current availability has not been established.

Announces a Neighborhood Two-family for Sale 5946 McPherson Skinker DeBaliviere Community Housing Corporation (SDCHC) Board of Directors believes that it is best at this time, to move this two-family to the market versus holding it for income now that the units have been fully rehabbed, major systems replaced, and restoration work is complete.

The units are two bedroom, two bath, with washer & dryer in the unit, newer windows, with ceiling fans throughout. First floor is 1,400 sq. ft. approximate 2nd floor is approximately 1,516 square feet.

There is an older two car garage.

The rear deck is older and has had some repairs. History of the property: SDCHC bought this two-family after a foreclosure on the property by then Pulaski Bank in early 2011. Only the second-floor unit was habitable at that time.

The first-floor unit and the basement were gutted; there had been an attempt to build a third unit in the basement and none of the construction nor the space met City build codes (no permit was pulled for that work).

A total rehab was planned for the first floor and started that year.

The first-floor rehab was completed by the end of 2011 and the unit was leased soon after.

With a long-term resident in the second-floor unit, the rehab of that unit did not start until they moved out in 2018; construction started later that year and completed early 2019.

A new flat TPO roof was installed first part of 2019. Restoration of the second story front façade to neighborhood standards was completed late 2020.

The SDCHC Board is first offering the property to; owner occupants, residents of the Skinker DeBaliviere Neighborhood that would like to own income property and to folks that have a history (connection) in the S.D. community.

The property is for sale by owner and as is: SDCHC is asking $425,000 for the property and will be taking offers until the end of July. Showings will be done by appointment only, to those that can show intent and compatibility to purchase.

If you are interested, photos (Dropbox link) of the units can be requested at gbsdchc@sbcglobal.net. Appointments can be made to Gary Boehnke (SDCHC Executive Director) by email at gbsdchc@sbcglobal.net. Showing Dates, by appointment, are June 21 & 29, July 2. Other times may be able to be arranged.
